// DO YOU TAKE A DEPOSIT?
SURE DO.

  • Since we purchase materials specific for YOUR cabin, we require an initial deposit and progress payments.

  • To secure a production slot: $10,000 deposit ($5,000 refundable pre-production)

  • Pre-production: 70% additional payment (90 days before production)

  • Mid-production: 20% additional payment (due 30 days before completion)

  • Final Payment: Balance due upon completion (prior to shipment)

// CLT (Cross Laminated Timber) STRUCTURAL SHELL:

Making a cabin that “feels like a cabin,” yet is a distinctly modern version of that idea, both aesthetically and technologically, is the fundamental design challenge upon which we built this entire enterprise.

// OUTSIDE:

  • Covered entry to bang off your boots 

  • Rinse through grating to handle mud, water, sand, etc.

  • Screen to obscure sightlines to your gear and protect it from weather

  • Dark-sky friendly exterior lighting

  • Low maintenance, durable corten steel siding and roofing that is enhanced with weather and age

// ARE TIETON CABINS A TINY HOUSE? OR MODULAR, PREFAB, TRAILER DECK, PARK MODEL, CONTAINER HOME, DADU, ADU, MOBILE HOME, RV… OR WHAT THE WHAT?
THE BUILDING INDUSTRY IS COMPLICATED, WE STRIVE TO MAKE IT SIMPLE.

Tieton Cabins are small buildings designed to International Building Code (IBC) and International Residential Code (IRC) and permitted in Washington State as a “Factory Assembled Structure.” This “FAS Permit” means is it certified building code compliant by Washington State Labor & Industries (L&I) as a residential structure (Single Family Residence or SFR) and allowed by all Washington State local jurisdiction building departments when attached to a permanent foundation. They can be financed by a bank as “real property” like a traditional stick-built or site-built home. This is the highest building standard you will find and we are proud to say that we design and build Tieton Cabins to meet or exceed this standard.

// WHAT ARE ALL THE OTHER TYPES OF STRUCTURES LISTED ABOVE?

Many international manufacturers are  marketing structures, some on trailers and others that attach to foundations, that do not meet IBC or IRC energy, seismic or snow load requirements. Increasingly, local jurisdictions do not allow these non-building code compliant structures to be inhabited full time, connected to utilities or rented out for short term stay due to indoor air quality and seismic safety. Trailer deck structures certified by the Recreative Vehicle Industry Association (RVIA) will not pass inspection by your local building department.

// HOW BIG ARE TIETON CABINS? TRAVEL SIZED.

  • Our cabins are shipped fully assembled via truck, dropped off, bolted down very simply, and are ready to use the same day they arrive on your site.

  • The overall footprint of our cabins is 14’ x 30’ to 44’; depending on the model.

// ARE TIETON CABINS CONDITIONED? YES.

  • Heat and A/C are provided by an electric heat pump system with no separate outdoor unit—efficient, compact AND super quiet!

  • An integrated energy efficient HRV system maintains indoor air quality.

// WHY CLT (Cross Laminated Timber)? IT’S BEAUTIFUL AND STRONG.

  • Fit, finish, durability, structure, and energy performance are commensurate with quality custom home building.

  • Cross laminated timber (CLT) panels comprise the entire exterior structure. CLT is not only beautiful, but sustainable and strong—more fire and weather resistant than most commonly used building materials.

// WHERE CAN I EXPERIENCE A TIETON CABIN?

// CAN I TOUR THE TIETON CABIN COMPANY FACTORY?
YES!

We’d love to show you our operation! Call us to make an appointment to visit our factory in the Mighty Tieton Warehouse.

// WILL I NEED A BUILDING PERMIT?
YES, LIKELY. IT DEPENDS ON YOUR JURSIDICTION.

We are happy to do a phone consult specific to your situation, but first know the following:

  • Tieton Cabins are built to IBC (International Building Code) Standards to meet or exceed most jurisdictions’ building code requirements.

  • Our robust CLT and steel structural system is designed to meet the most stringent earthquake requirements and adaptable to meet site soil, topography, or snow load conditions.  

  • Washington State building and energy code requirements are some of the most stringent in the nation, and Tieton Cabins universally pre-approved for all building and energy code requirements in Washington State jurisdictions as a “Factory Assembled Structure” via WA State L&I (Labor & Industries). Next up, we’ll do the same for Oregon, Idaho, Montana, and California. If your dream is beyond these states, give us a call—we’d love to hear about it!

// WILL I NEED A PLANNING/ZONING PERMIT?
IT DEPENDS, BUT PROBABLY.

  • Most communities have regulations governing things like setbacks from property lines, height limits, lot coverage, etc. 

  • Our cabins are compact, so in most cases you should be able to fit one (or more) on your site. 

  • Ask your community planning department what needs to be considered, or give us a ring, we can point you in the right direction.

// WILL I NEED A FOUNDATION?
YES. YOUR SITE CONDITIONS DETERMINE THE TYPE.

Let’s talk about that together, but here are a few considerations:

  • Site specific foundation engineering is not included in the cabin price, but likely in the range of $1,500 to design and $5,000 to $7,500 to install, depending on your site. 

  • The cabins generally require a very simple and cost effective set of four site built concrete pad footings, each ~4’ x 4’ x 12” 

// WHAT ABOUT UTILITY HOOKUPS?
YEP.

  • Our cabins are designed ready to easily connect to most standard city utilities such as: Electricity, Water, Sewer, & Internet.

  • We have a site utility prep requirements checklist, so you can be ready to enjoy your cabin within hours of receiving it. 

  • Similar connectivity to private wells, on-site septic systems, solar panels, and generators works as well.  We just need to know what you will be connected too, so we provide you with the right “dongles!”

  • We can accommodate Solar panel grid back feeding and net metering.

  • We do offer full “off-grid readiness” as an option, allowing your cabin to connect directly to fixed or EV vehicle batteries, solar panels or wind power.  We can even recommend a high-quality scent free waterless toilet option!  If these items are of interest to you, please contact us to discuss the specific needs of your project.

// CAN I ADD A GAS FIREPLACE OR STOVE, OR GAS APPLIANCES?
NOPE.

  • For a lot of complex building science, practicality, and environmental reasons, we have decided to not to offer these options. 

  • However, if an outdoor fire feature is practical and permissible where your cabin will be located, we can ship a modern, raw steel fire pit (designed and made by some friends of ours to compliment our design!) with your cabin.

// DO YOU HANDLE THE DELIVERY?
WE WORK TOGETHER.

A $5,000 delivery estimate is a good place to start. This should cover the trucking costs to most locations in WA State. Locales further afield will require us to work together to figure it out.

// HOW DO I GET MY CABIN OFF THE TRUCK ONTO THE FOUNDATION?
WITH EASE.

We have designed our cabins with some key structural anchor points that easily connect to a crane or industry standard house moving dollies. Give us a call and we can walk you through it, and help you find resources in your area.  

// CAN I CUSTOMIZE MY CABIN?
YES AND NO.

The exterior dimensions of the cabins are not customizable, but window locations and some interior finishes can be adjusted.

We have pre planned for the following additional factory integrated appliances, accessories, and equipment, and are happy to discuss further details with you directly:

  • Locking safety grating (bear proof your cabin!)

  • Extension deck/safety grating
    (bear proof and adds a 10x10 deck area to your cabin)

  • Steel connector brackets to integrate with Hanso type patio covers.

  • Steel post foundation connection extensions for sloped sites

  • Upper cabinets for kitchen area 

Available additional equipment:

  • Generator or battery connection and control readiness for off grid hookup.

  • Solar panel connection and control readiness.

// CAN I CONNECT TWO CABINS?
YES.

  • Multiple cabin units can be placed closely adjacent with a site assembled connector or Hanso roof cover between them.
